Financial Issues
Silverhill-Residence is capable of fulfilling all the needs of its clientele. The standard of fittings and fixtures will be discussed with every individual resident. This fact makes it a little difficult to quote exact prices in advance, but to give you a general idea we can say that our villas range in price starts from 14 million Baht, including the land.
Silverhill attaches great importance to cost transparency. For this reason we separate the residential costs into three categories.
1. Maintenance
The maintenance fee includes the costs for the running of the common utilities of Silverhill-Residence. Those are:
- Wages for security personnel
- Wages for employees who clean and maintain public spaces (roads, entry gate, green areas, the lake surroundings etc.)
- Fees for the daily garbage removal
- Costs for electricity and water, needed for the maintenance of all common grounds
The monthly maintenance fee is THB 2,500 for each property plus THB 2 per square meter of acquired land.
Silverhill-Residence is a long term project. It is our aim to maintain our village in top condition, not only while it is being built but also in the future. For this reason Silverhill-Residence is creating a maintenance fund which all residents will have to contribute to. All future costs arising from renovation and maintenance work on your home and the communal buildings will be billed to this fund.
The communal part comprises (1% per annum of the individual land price):
- the entire road system
- the water and electricity supply
- general drainage
- the communal pool
- the apartments for guests
- general lighting
- the entrance gate
- the enclosure walls
- the general gardens
This fund will also be laid open every three months for your inspection. Through this absolute transparency you will always be fully informed about the amounts contained in this fund and how much has been spent for various projects.
3. Services offered
Silverhill-Residence wants to spoil you. In our village we offer all services that you might require in order to live a worry-free life in Thailand. Whether it’s a maid, a gardener, some pool service or just a helping hand to make things easier for you. We look after you. You decide which services you wish to take advantage of. Because of the individual choices you may make, it is almost impossible for us to give you an estimate of the costs you may incur, but we can assure you it will not be a huge amount.
